*         Remember, the use of more than one Agent on your property is not always better and you could end up paying more that one fee.

*         Choose your solicitor carefully - not simply going for the most competitive fees.

*         Try to get your property on the market prior to viewing other suitable properties.

*         If possible try to be in a 'Sold' Subject to Contract' position, prior to viewing, to ensure you have the best chance of securing your ideal property purchase.

*         Prepare to advance all the documents you will be required to provide to your solicitor during the transaction.

*         Work out what is included in the sales price - carpets, light fittings, fires, etc. and clearly state these items at the appropriate time to both your Estate Agent and solicitor.

*         Be mindful of time scales, particularly when discussing and agreeing completion dates.

*         Contact removal companies early, it is always best to give as much notice as possible.

*         Have details of local amenities - shops, schools, restaurants, theaters, etc. available for your purchaser.

*         Remember, you only get one chance to make a good first impression, so always present your home at its best - tidy, clean and smart - making sure that the garden is cleared of rubbish and debris, this can all be done without a large financial outlay.
